Refund policy

At Modern House, all our furniture pieces are custom-made and produced specifically for each customer’s order. Because of the personalized nature of our products, our refund and return policy is structured accordingly.

Please read this policy carefully before placing an order.


1. Custom-Made Products

All furniture sold by Modern House is made-to-order and customized according to the customer’s selected size, design, material, and colour.

Due to this personalized production process:

  • All orders are final once production has started.

  • Refunds, cancellations, or returns are not permitted after production begins.


2. Order Cancellation & Refund Requests

Customers may request a cancellation and refund only before production begins.

  • Cancellation requests must be made within 24 hours of placing the order.

  • Once production has started, the order cannot be cancelled or refunded under any circumstances.

To request a cancellation, customers must contact us immediately via our official communication channels.


3. Production Process

Production typically begins shortly after an order is confirmed and payment has been received.

By placing an order with Modern House, you acknowledge and agree that:

  • Your furniture will be custom manufactured specifically for you

  • Materials and labour are allocated once production begins

  • The order therefore cannot be reversed once manufacturing starts


4. Returns

Because our products are custom-made and manufactured specifically for each client, we do not accept returns for:

  • Change of mind

  • Incorrect size selected by the customer

  • Colour or material preferences after confirmation

  • Custom design specifications approved by the customer


5. Damaged or Defective Items

If your item arrives damaged or with a manufacturing defect, please contact us within 48 hours of delivery.

You may be asked to provide:

  • Photos or videos of the damage

  • Your order number

  • A description of the issue

If the issue is verified, Modern House will determine the appropriate solution, which may include:

  • Repair

  • Replacement of the affected part

  • Replacement of the item if necessary


6. Order Confirmation

Once an order is placed and confirmed, customers acknowledge that they have:

  • Reviewed the product details

  • Confirmed dimensions, materials, and colours

  • Accepted the Modern House Refund & Return Policy


7. Policy Updates

Modern House reserves the right to update or modify this Refund & Return Policy at any time without prior notice.
